"The delivery of 2.37m sq ft of speculative space has boosted supply, positioning the South West for larger-unit demand nationally."

"With 94% of available stock classed Grade C, Wales offers clear redevelopment potential as occupiers seek modern, higher-quality logistics space."

"With one year's supply remaining and no speculative pipeline underway, the East of England faces intensifying competition for modern logistics space."

"Scotland's 2.75m sq ft supply is entirely Grade B and C, leaving no Grade A space and constraining modern occupier demand."

"Greater supply and increased constraints, but demand stays diverse and occupiers remain resilient."

"With 4.3m sq ft under offer and speculative development 63% below its 2022 peak, supply conditions are set to tighten further."
