For those looking to rent out their property, deciding which offer to accept can be a tough decision. The introduction of the Renters’ Rights Act (RRA) on 1 May will mean landlords won’t be permitted to encourage or accept bids over the asking price where the listing could give rise to an Assured Periodic Tenancy – so considering the full picture and getting detailed insight regarding incoming offers has never been more important.

Landlords weighing up their options when an offer comes in may be wondering about the best approach. Here are our top tips for picking the best offer (for you).

  1. Timing. One major consideration is timing – on both sides. A tenant whose timeframe works well with yours could well be the best suited to move into your property, particularly for landlords keen to avoid lengthy void periods. Asking your agent about proposed move-in dates is essential.
  2. Pricing. Being realistic about pricing and market conditions is a significant piece of the puzzle – but it could be the case that a tenant producing an offer below asking price actually ends up being ideal. An offering party seeking a long-term rental home might, in fact, be a better fit than another at advertised price who wants a stopgap.
