In Focus: Wembley

More than just home to the iconic stadium, Wembley is quickly becoming one of London’s most dynamic areas, boasting excellent restaurants and amenities.

As a designated Opportunity Area in the London Plan, Wembley has undergone significant regeneration and is supported by a long-term vision of providing new homes and jobs, realising all the potential there is for it to continue to thrive.

With its vibrancy and connectivity to the rest of London, Wembley continues to draw people in.

Food and Drink

Wembley has a vibrant food scene, with everything from street traders to stylish rooftop terraces.

BOXPARK Wembley is a favourite in the area, where you can eat, drink, watch live music and sports in a bustling atmosphere. Sky Bar 9 provides a more classic setting, where you can enjoy an evening cocktail with stunning views over Wembley Park.

Another local favourite is the Wembley Park Market – a weekly event throughout the year. The market offers everything from organic produce and artisan cheeses to homemade desserts and gourmet street food. Whether you’re a foodie or looking for a buzzing Sunday activity, Wembley Park Market brings the community together.

Entertainment and Culture

Undoubtedly, Wembley Stadium is at the forefront in terms of entertainment, hosting some of the world’s biggest sporting fixtures, as well as the biggest names in music. With more than 100 events every year, Wembley is one of the most iconic venues in London and the UK.

The retail scene includes the London Designer Outlet, which offers a shopping experience with a variety of stores ranging from unique eco-friendly goods to big brands with discounted prices.

The area also appeals to those looking to keep up with a healthy and active lifestyle, with a range of fitness studios including El Estudio Pilates Boutique which provides a variety of bespoke classes. Meanwhile, Wembley Padel gives you the chance to play one of the world’s fastest growing sports while socialising at the same time.

Education

Wembley has a strong showing of excellent primary and secondary schools. Among one of the standouts is Ark Academy which provides schooling all the way from ages 3-18. In addition, there is easy access to all of the London universities.

Green Space

The area has an abundance of green space, with Union Park in the heart of Wembley offering seven acres of lawns, meadows, and serene water features. Horsenden Hill Nature Reserve is just a short distance away, providing even more of the great outdoors.

The nearby Brent Reservoir is perfect for those looking for a city escape, whether it be through a day of sailing or a woodland walk.

Connectivity

Wembley offers excellent connectivity to central London via three separate tube stations, Wembley Central, North Wembley, Wembley Park, as well as national rail services via Wembley Stadium station.

Transport times are approximately 11 minutes to Marylebone from Wembley Stadium  station and 42 minutes to Piccadilly Circus from Wembley Central.

In addition, the London airports are easily accessible, with Heathrow being approximately an hour’s commute, and Gatwick and Luton both about 80 minutes with routes via a combination of underground and rail services.

Younger buyers and renters

According to Savills Research, the regeneration of the area has seen an increase in buying and renting from singles, couples or sharers.

The category of “City Prosperity” residents, which represents affluent professionals, has seen an increase in buyers in the area over recent years. Similarly, the greatest portion of renters in the area falls under the “Rental Hubs” category, which is characterised by educated young people renting in urban neighbourhoods. Largely, the regeneration of the area has drawn in younger buyers and renters.

The neighbourhood offers a variety of homes from terraced flats to modern developments, suiting many lifestyles and tastes.
